What should a bathroom renovation quote include?

Short answer

It should list every stage — strip-out, pipework, sanitaryware and who supplies it, tiling, electrics, waterproofing, waste removal and making good — with what is and is not included. Three quotes for the same bathroom can be thousands apart simply because they include different things.

Stage What the quote should say
Strip-out and disposal Whether skip hire and waste removal are included
First-fix plumbing New pipework and waste runs
Walls and floor Re-boarding, levelling, tanking/waterproofing for showers
Sanitaryware Who supplies it, and the allowance if you choose
Tiling Area in square metres, and tile allowance
Second fix Fitting everything, sealing, testing
Electrics Extractor fan, lighting, heated towel rail — usually by an electrician
Making good Painting, skirting, doors

What changes the answer

  • who supplies the bath, shower, toilet and tiles
  • whether walls need re-boarding or waterproofing
  • moving the toilet or shower (new waste runs)
  • electrics for lights, fans and heated rails

What you can check yourself

  • ask each quote to list the same stages
  • check who removes the waste
  • ask how long the bathroom will be out of use
